Description of the Project

The client aims to establish a high-end Health-care Complex in Hengqin Island, Zhuhai, which includes a rehabilitation hospital, a membership-based health-care community, a wooden ball club, wellness-themed commercials, outdoor sports and leisure facilities and a boutique wellness Hotel.

The whole Project covers a land area of about 130,000 square meters and a total construction area of 500,000 square meters.

Scope of Work

Considering the scarcity of comparable products, Horwath HTL conducted extensive research on the representative boutique hotels, wellness-themed resorts and senior residential homes in Zhuhai and other cities of the Greater Bay Area to locate the key demand drivers for the Project. In addition, Horwath HTL emphasized on the case studies of multiple successful health-care communities’ business models, components and facility features, services, membership rights, and customer profiling. Base on the comprehensive research, Horwath HTL together with our Horwath HTL Health and Wellness Team, carried out thorough recommendations and execution plans, supported with financial and investment projections, on the business model and concept of the Health-care Complex and its affiliated wellness Hotel.

Historical Ultra-luxury Hotel

Description of the Project

With a gross floor area of ​​62,000 square meters, the Zhangyuan Project is located at the heart of the West Nanjing Road Historical Building Protection Zone, Jing’an District, Shanghai. The complex will be renovated from a 100-year-old Shikumen compound with theater, offices, retails, hotels and residences. A Hotel of its own kind, the Zhangyuan Project is positioned to become a world-class ultra-luxury landmark hotel.

 

Scope of Work

Horwath HTL was commissioned by the client to conduct a market and financial feasibility study for the proposed Project converted from a cluster of preserved historical buildings. Based on the Project’s core location and initial positioning, Horwath HTL completed an analysis of the Shanghai’s luxury hotel market, and surveyed the consumer trends of high-net-worth individuals in China to further support its luxury positioning and financial projections. In addition, by leveraging our global connections, Horwath HTL also carried out the worldwide research for top-tier luxury hotel brands and assisted owner’s operator selection process.

Boutique Destination & Resort

Description of the Project

The Leisure Destination Project is located in the Hongyewan Tourist Area, Thousand Island Lake, Hangzhou, which is a boutique destination rich in botanic resources, beautiful natural landscape and best known for its red leaf foliage in autumn. The Project consists of the Hongyewan Tourist Area and two Hotels, which occupy a land area of 33,400 and 18,700 square meters respectively and will be developed as boutique luxury villa resorts.

Public Company Brand Strategy

Description of the Project

Seeing the great demand for high-quality lodging products in various city tiers of China, the client, a publicly listed real estate company, commissioned Horwath to conduct a thorough brand development strategy study for its hotel business unit. In this study, Horwath HTL utilized a comprehensive set of quantitative and qualitative research methods, including but not limit to executive interviews, correlation analysis, regression model, market sizing, and consumer trends analysis, to accurately map out the future hotel market landscape in China. Based on these internal and external research findings, Horwath HTL carried out a customized solution plan specifying the brand positioning and product prototypes the client should focus on developing in respective markets and under different development scenarios, as well as their financial projections.

Lodging Product Masterplan

Description of the Project

The Project is located at the South Parcel One of ​​Shanghai International Resort District, the home to the Shanghai Disney Resort, and is part of the supporting area to the south of the theme park. The total construction area for the Project is 2.2 million square meters. Positioned as a comprehensive commercial and entertainment area, this Parcel, together with Shanghai Disney Resort, will become the core centre of the 24.7 million square meters of Shanghai International Resort District for visitors to experience global standard tourism products.

Upper Upscale City Hotel

Description of the Project

The project is an operating 5-star city Hotel located in Dapuqiao commercial area, Shanghai. Situated within a skyscraper, the Project has more than 300 room keys and abundant F&B, wellness and conference facilities.

Scope of Work

Horwath HTL was instructed to prepare, on behalf of an international institutional investor, a due diligence report on the target Hotel in Shanghai, China. In the report, Horwath HTL carried out a thorough market research and conducted detailed financial and investment projections of both as-is scenario and various repositioning scenarios.

Puy du Fu SOE Hotel

Description of the Project

Located in Xuhui District, Shanghai and with a total development area of 280,000 square meters, the Project is a 370-room state-owned MICE hotel opened in 1998 and subsequently renovated in 2007 and 2012. As the Hotel’s adjacent exhibition centre will be transformed to the first Puy du Fou French Entertainment Center in China, the Hotel’s positioning and facilities need to adapt to its future demand segments accordingly.

Scope of Work

Horwath HTL was engaged by this self-managed Hotel’s owner and operator team to conduct a repositioning, rebranding and renovation study for the massive MICE Hotel. During the project timeframe, Horwath HTL reviewed the Hotel existing facilities in both front-of house, back-of-house and MEP areas. According to our observations from the site review and after conducting extensive hotel market research, Horwath HTL carried out detailed recommendations on the Hotel’s future positioning, facility programming, financial and investment projections of multiple development scenarios, as well as the recommendations on its adjacent commercial components. Based on Horwath HTL recommendations, the Project is expected to become a lifestyle destination hotel with strong demand-generating capabilities.

Luxury Hotel in City Center

Description of the Project

The Project is situated at the prime intersection of Jianye District, Qinhuai District and Yuhuatai District in Nanjing and is in close proximity to historic landmarks including the Gate of China and Qinhuai River. The Project is part of a mixed-use complex comprised of luxury residentials, commercials and offices, with a total above-ground construction area of 220,000 square meters. The total gross floor area of the Hotel Project alone is about 30,000 square meters. With unparalleled geographical advantages and superior surroundings, the Hotel Project is poised to become an unequal iconic luxury hotel in Nanjing, one of the most vibrant tourism, commerce, finance and trade centers in the Yangtze River Delta.

Scope of Work

Horwath HTL was approached by the client to prepare the market and financial feasibility study for the Project including site analysis, market analysis, hotel positioning and best-use facilities recommendations, project utilization rates, operating cash flow and investment returns projections. In addition, Horwath HTL also supported the Hotel pre-opening and OS&E procurement process.

 

Acquisition Support

Description of the Project

The client intended to acquire a portfolio of Assets in China. Horwath HTL was involved to conduct an independent assessment with a focus on benchmarking the Subject Assets’ performances against their respective competitors and further recommend on their respective asset values. Horwath HTL also assisted in the review of the current management agreements.

Island Destination Planning

Scope of Work
Horwath HTL was commissioned to assess tourism potential and the overall feasibility of developing Cat Ba Island into a quality, resort-styled, sustainable destination. We provide a detailed master-plan strategy for the phased development with multiple zones of hotel accommodations, tourism components, retail areas and residences. The developer aims at unlocking tourism growth potential of the Ha Long Bay – Cat Ba archipelago, an extended word heritage area known for unique limestone karst topography.

Description of the Outdoor Project
The main objective is to make the Cat Ba Island regionally competitive, and to have a better outcome than what was previously experienced in the neighboring Ha Long Bay. Some of the proposed recommendations are related to natural encounters and adventure activities as points of differentiations, such as glamping, eco lodges, hiking, biking, camping, cave exploration and mangrove tours. Aside from common commercial developments, the long-term plan involves the conservation and showcasing of the island’s natural elements through animal research/rescue centre, nature education centre and wetland parks.

Eco-friendly Jungle Resort

Scope of Work
Horwath HTL was engaged to conduct masterplanning and hotel concept development for a large forest site surrounded by national parks and wildlife sanctuaries in Mondulkiri, the eastern border province of Cambodia. The developer plans to collaborate with the local government in developing and promoting eco-friendly tourism among one of the protected rich biodiversity areas.

Description of the Outdoor Project
To capitalize the pristine natural landscape and the rising trend of outdoor tourism, our recommendations are geared towards outdoor activities as well as sustainable and community-based tourism, based on relevant success stories in the region such as wildlife lodges, tented camps, rainforest resorts and farm stays. The 70-hectare site will be developed in stages with the first phase featuring a 40-key upscale resort positioned as a leader in this upcoming destination. Resort facilities and activities are incorporated with natural surroundings and local cultural education.

The project is envisaged to be another pioneer in the upcountry part of Cambodia, following the debuts of the renowned Shinta Mani Wild and Zannier Phum Baitong, both of which embrace environmental and cultural conservation efforts.

Hot Spring Village Destination

Scope of Work
Horwath HTL was engaged by the developer to conduct the destination masterplan study for approximately 500 square kilometers around the Dabie Mountain region in Anhui Province. The study included zoning, land development strategy and financial projections for different components of this massive destination, which included recommendations such as hot spring, wellness facilities, various lodging products and food and beverage outlets, as well as all season outdoor programs and activities.

Description of the Outdoor Project
The outdoor project site within this masterplan study stretches across 200 acres with hot spring resources and unobstructed mountain views. Horwath HTL was responsible for the market study, best land-use planning, lodging site selection and recommendations of number, sizing and mix for the lodging products and its supporting facilities.

The challenge of this project was balancing a reasonable development of the local resources and the protection of the ecosystems. In addition, since the nearest provincial capital city is three-hours’ drive away, the focal points and attractiveness of the programs, activities and lodging products are critical to the success of this project to draw demand.

Project Status
The project opened in 2017 with a total investment of RMB 1.5 billion. According to Horwath HTL recommendations, the project adopted a minimum footprint development strategy with themed lodging products of tents and yurts.
