Project Scope

Our office was engaged by a leading hospitality developer, to conduct a comprehensive planning and financial feasibility study for the proposed Sheraton Belitung Resort. The primary objective was to evaluate the viability of establishing a premium resort that aligns with Sheraton’s brand standards while leveraging Belitung Island’s growing appeal as a tourist destination.

The project commenced with an in-depth market analysis of the hospitality sector in Belitung and the broader Indonesian archipelago. We assessed current tourism trends, visitor demographics, seasonal demand patterns, and the competitive landscape of existing accommodations. This analysis identified market opportunities and informed the strategic positioning of the proposed resort to meet unmet demand in the upscale segment.

A thorough site evaluation was conducted to assess the suitability of the designated location. Factors such as accessibility, environmental impact, zoning regulations, and proximity to key attractions were analyzed. Environmental sustainability was a core consideration; we performed environmental impact assessments to ensure compliance with local regulations and to integrate eco-friendly design principles into the development.

Our team developed a conceptual master plan that harmonized Sheraton’s brand requirements with local cultural and architectural elements. The design included detailed spatial planning for guest rooms, suites, dining venues, conference facilities, recreational amenities, and supporting infrastructure. Emphasis was placed on creating a unique guest experience that capitalizes on Belitung’s natural beauty, including its pristine beaches and geological formations.

The financial feasibility study involved constructing detailed financial models projecting revenues, operating expenses, capital expenditures, and cash flows over a ten-year period. Key financial indicators such as Net Present Value (NPV), Internal Rate of Return (IRR), and payback period were calculated to assess the project’s profitability and investment attractiveness. Sensitivity analyses were performed to evaluate the impact of variables like occupancy rates, average daily rates, and operational efficiencies on financial outcomes.

We explored various funding strategies and identified potential investment incentives offered by local and national government entities, including tax benefits and infrastructure support. A risk analysis was conducted to identify potential challenges such as market volatility, regulatory changes, and construction risks. Mitigation strategies were recommended to address these risks, ensuring the project’s resilience and long-term sustainability.

Finally, we compiled a comprehensive report presenting our findings and recommendations. The report provided the client with a clear understanding of the project’s viability, strategic advantages, and financial prospects. Our analysis equipped [Client Name] with the necessary insights to make informed decisions regarding the development of the Sheraton Belitung Resort, positioning the project for success in an emerging market with significant growth potential in the hospitality sector.

Overall, the planning and financial feasibility study provided a robust foundation for advancing the project, ensuring alignment with market opportunities, brand standards, and sustainable development principles. The proposed Sheraton Belitung Resort stands poised to become a flagship property that enhances the region’s tourism offerings and contributes to local economic growth.
