HOSTA 2025 – The Benelux Hotel Industry
The HOSTA 2025 report aims at providing relevant information for hoteliers as well as investors, bankers, project developers, municipal authorities, industry organisations and further anybody with an interest in the middle and upper segments of the Benelux Hotel industry. The 48th edition of the annual report contains the results of the Benelux hotel industry in 2024 and was presented on 9 September 2025.
Average room rates for Dutch hotels fell in 2024, despite higher occupancy rates. A major factor in the price decline is the sharp increase in tourist taxes in many cities. With the upcoming VAT increase for accommodation on January 1, 2026, prices are expected to fall further.
The HOSTA 2025 report is based on the information provided approximately 400 three-, four- and five-star hotels in the Netherlands, Belgium and Luxembourg. The composition of participants is not meant to be a representation of the entire market. Our goal is to draw conclusions based on the relevant trends in the industry we examine over the years from a composition of participants which maintain a relatively consistent product over time.

Benelux HOSTA Report 2023
The Netherlands’ hotel market remains a robust asset class, demonstrating resilience despite economic challenges. The sector’s performance, as tracked by key indicators like Occupancy (Occ), Average Daily Rate (ADR), and Revenue Per Available Room (RevPAR), shows positive trends since the COVID-19 pandemic’s impact in 2020. The market’s recovery is driven by strong domestic and international demand, and strategic adaptations by hoteliers.

Dutch City Hotel Index
The Dutch Hotel City Index, a joint publication by Horwath HTL and ABN AMRO, ranks Dutch cities based on their hotel investment climate. The analysis encompasses six categories: hotel demand, supply, sustainability, economy, demographics, and real estate. Only larger cities with at least three hotels of 100 rooms or more were included in the study.
