Conversion Valuation of Former Military Training Facility

Horwath HTL Netherlands was commissioned by De Groen Afslag for a valuation of the conversion of a former military training facility into a hotel, flexoffice, meeting and F&B facilities based on a high level sustainable concept – retaining existing material from the buildings on site.


Project Scope

We were engaged to provide a comprehensive valuation for a high-level sustainable property encompassing hotel accommodations, meeting spaces, flexible office facilities, and food and beverage (F&B) outlets. The client required an in-depth assessment of the property’s current market value and its potential for long-term financial and operational success, particularly given its focus on sustainability.

The process began with a detailed review of the property’s physical attributes, operational performance, and unique selling points. Special attention was given to the sustainability features, such as energy-efficient systems, renewable energy usage, and eco-friendly construction materials, as these elements contributed to the property’s appeal and differentiation in the market. We conducted site visits to evaluate the quality of facilities, layout efficiency, and integration of sustainable practices across operations.

Market analysis was a critical component of the valuation. This included assessing demand for environmentally conscious hospitality and workspaces, analysing competitor properties, and evaluating regional economic trends. The property’s diverse offerings—hotel, meeting, flexoffice, and F&B—required a multifaceted approach to benchmarking, considering different industry standards and performance metrics.

The financial analysis focused on revenue streams generated by each component, projecting future income based on market trends, occupancy rates, rental yields, and consumer demand. Operating costs were carefully scrutinised, with sustainability measures factored into cost savings, such as reduced energy expenditures. Using methodologies like discounted cash flow analysis and comparable market transactions, we established a robust valuation reflecting both current and future potential.

The final valuation report provided a detailed breakdown of the property’s value by function, highlighting strengths and opportunities for optimisation. Strategic recommendations were included to enhance market positioning, further capitalise on sustainability, and increase profitability. This valuation not only supported the client’s immediate financial objectives but also reinforced the property’s alignment with growing demand for sustainable, multifunctional developments.
