Horwath HTL was contracted to provide concept development and investment analysis for the conversion of the existing Atlantic Hotel into a hybrid model incorporating both traditional hotel units and extended-stay accommodations. The objective was to optimise the property’s design, functionality, and financial performance by determining the ideal mix of hotel units, extended-stay units, and food and beverage (F&B) facilities.

The project began with a detailed market analysis to understand current and projected demand for both short-term and extended-stay accommodations in the region. This included evaluating target demographics, competitive properties, and local economic drivers. The analysis identified trends and preferences that would inform the proposed concept and its alignment with market needs.

Our team then developed and assessed multiple concept scenarios, focusing on the balance between hotel rooms, extended-stay units, and supporting F&B offerings. Each scenario was evaluated for its operational feasibility, guest appeal, and financial viability. Special attention was given to the extended-stay segment, which offered potential for higher occupancy rates and stable revenue streams due to longer guest stays.

A comprehensive investment analysis was conducted to assess the financial performance of each scenario. This included projecting revenues, operating costs, and return on investment (ROI) under various market conditions. The analysis also accounted for capital expenditure requirements associated with the conversion and the anticipated impact of the new concept on overall property value.

The final deliverable was a strategic report outlining the recommended concept, supported by detailed financial modelling and actionable recommendations. This provided the client with a clear roadmap for the transformation of the Atlantic Hotel, ensuring the project was both market-aligned and financially sound.
