Portfolio Valuation of Three Dominant Hotels

Horwath HTL was instructed to prepare on behalf of a bank, a Market Valuation for lending purposes, of a hotel portfolio with a combined 500+ bedrooms.

The valuation was undertaken by the London office in cooperation with our offices in Austria and Croatia.


Project Scope

We were instructed by a bank to conduct a market valuation of a hotel portfolio comprising three dominant hotels with a combined total of over 500 bedrooms. The valuation was commissioned to support lending decisions, ensuring the client had an accurate and reliable assessment of the portfolio’s market value.

The project involved collaboration across multiple offices, with the London office leading the effort and working closely with our teams in Austria and Croatia. This approach ensured that local market insights and regional expertise were integrated into the valuation process.

We began by conducting a comprehensive review of the portfolio, including an analysis of each hotel’s location, facilities, operating performance, and competitive positioning within its respective market. Local and regional market trends, demand drivers, and the economic context were thoroughly assessed to provide a robust foundation for the valuation.

Financial and operational data were analysed in detail, including historical revenue performance, occupancy rates, average daily rates, and cost structures. These figures were benchmarked against comparable properties within the respective regions to validate performance and identify potential for growth.

We employed multiple valuation methodologies, including the income capitalisation approach and comparable sales analysis, to triangulate the most accurate market value. Consideration was given to potential risks, market volatility, and any opportunities for enhancement within the portfolio.

The final report delivered a detailed and well-supported valuation, enabling the bank to make informed lending decisions. Our collaborative, cross-border approach ensured that the valuation was comprehensive, accurate, and reflective of the unique attributes and market contexts of the hotels.
