Repositioning for La Perla Jonica Hotel

Horwath HTL Italy was engaged to support the owner of La Perla Jonica in repositioning a former 3-star tourist residence and conducting a search for a suitable hotel operator. The project aimed to redefine the property’s concept and secure an operator capable of enhancing its market competitiveness and operational success.

The work began with a comprehensive Highest and Best Use (HBU) study to determine the optimal redevelopment strategy for the property. This involved an evaluation of its location, physical attributes, market demand, and financial potential. The analysis considered multiple redevelopment scenarios, ultimately recommending a concept that aligned with contemporary market trends and maximised the asset’s value.

Following the HBU study, Horwath HTL conducted a structured operator search to identify a hotel brand or operator that matched the repositioned concept. Potential operators were evaluated based on their market presence, brand alignment, operational capabilities, and financial terms. This process aimed to secure a partnership that would elevate the property’s appeal and ensure its successful long-term operation.

The collaboration resulted in a strategic roadmap for transforming La Perla Jonica into a revitalised hotel asset. By combining expertise in market analysis, concept development, and operator selection, Horwath HTL Italy enabled the client to reposition the property effectively and create a solid foundation for future success in the hospitality market.
