The Dutch and German offices of Horwath HTL collaborated to conduct valuations for two German hotels owned by the Dutch hotel operator Van der Valk. The project aimed to determine the market value of each property, providing the client with critical insights for strategic decision-making regarding their portfolio.

The valuation process began with an in-depth assessment of the hotels’ real estate assets, operational performance, and market positioning. Site inspections were conducted to evaluate the physical condition, quality, and functionality of the properties, ensuring a comprehensive understanding of their contribution to overall value. Key aspects such as location, accessibility, and appeal to target markets were carefully analysed.

The operational performance of the hotels was reviewed through a detailed analysis of historical financial data, including revenue streams, occupancy rates, average daily rates (ADR), and revenue per available room (RevPAR). This financial assessment was benchmarked against industry standards and regional competitors to ensure an accurate reflection of the properties’ market potential.

The market analysis considered regional and local factors influencing demand, such as tourism trends, business activity, and economic conditions. Projections for future performance were developed, taking into account anticipated changes in market conditions and operational improvements.

The final deliverable was a set of comprehensive valuation reports for both hotels, presenting the current market value along with detailed findings and insights. These reports provided Van der Valk with a robust foundation for making informed decisions about their German assets, whether for refinancing, reinvestment, or strategic planning.
