Project Scope

Horwath HTL was engaged to provide redevelopment planning and financial feasibility studies for two stalled hotel developments in Nusa Dua, Bali. The project aimed to assess the viability of resuming these developments, optimising their designs and positioning to meet market demand while ensuring sustainable financial performance.

The engagement began with a comprehensive review of both projects’ current statuses, including structural progress, existing plans, and regulatory compliance. Our analysis identified key challenges, such as outdated designs, shifts in market dynamics, and the financial implications of reactivating stalled construction.

A detailed market analysis was conducted to evaluate Nusa Dua’s hospitality landscape, focusing on its reputation as a premier destination for luxury tourism and MICE (Meetings, Incentives, Conferences, and Exhibitions). Competitive benchmarking against similar high-end properties in the region provided insights into positioning opportunities, target markets, and service offerings.

For each project, redevelopment strategies were proposed to align with evolving market preferences. Recommendations included reconfiguring layouts to incorporate modern amenities, enhancing sustainability features, and tailoring designs to appeal to niche markets such as wellness tourism or corporate retreats.

The financial feasibility study assessed the costs of resuming development, potential revenue streams, and projected profitability. Scenarios were developed to evaluate financial performance under various conditions, including differing occupancy levels, average daily rates (ADR), and operational expenses. Risk mitigation strategies were also outlined to address uncertainties related to market recovery and construction timelines.
