Jumeirah Grand Hotel Via Veneto Operational Review

Jumeirah International LLC needed an assessment on potential for improvement of future operating performances of the Hotel and the evaluation of the composition of the Hotel Top Management.


Project Scope

Horwath HTL was engaged to evaluate the operating performance of a former Jumeirah-managed property that had transitioned to independent management. The property had recently shifted its approach to managing F&B outlets and significantly enhanced the utilisation of its roof garden, aiming to optimise guest experiences and revenue streams.

The project began with a thorough review of the hotel’s operational performance, focusing on revenue generation, cost structures, and profitability metrics. Special attention was given to the F&B department, which had undergone changes in management strategy, and the roof garden, now positioned as a key feature for dining and events. This analysis provided a clear understanding of the property’s current strengths and areas for improvement.

A complete assessment of the state of hotel maintenance was conducted to ensure that the property met operational standards and aligned with guest expectations. This included evaluating physical infrastructure, amenities, and service quality to identify any issues that could impact performance or guest satisfaction.

Horwath HTL developed a benchmarking analysis, comparing the hotel’s performance to comparable properties under both independent and branded management. Key metrics, including F&B revenue per available seat, event utilisation, and guest satisfaction scores, were analysed to gauge the potential of different operational scenarios.

The study also explored alternative F&B management strategies, evaluating their potential impact on performance and profitability. Recommendations included optimising menu design, enhancing service delivery, and leveraging the roof garden for high-margin events such as private functions and exclusive dining experiences.

The final deliverable was a comprehensive report outlining the current state of the property, potential performance under various scenarios, and strategic recommendations for maximising operational efficiency and revenue. By delivering a detailed and actionable analysis, Horwath HTL enabled the client to refine their approach and position the property for sustainable success in its independent management phase.
