The study began with a comprehensive analysis of Sisal’s market dynamics, including its growing appeal as a tranquil and eco-friendly coastal destination. Factors such as the region’s rich cultural heritage, natural beauty, and proximity to Mérida were examined to understand their influence on demand for both hospitality and residential offerings. Key visitor demographics and trends in eco-tourism and luxury travel were central to the analysis.

The market evaluation included a detailed review of competitive properties in the region, focusing on boutique hotels and branded residences. This benchmarking exercise assessed factors such as pricing strategies, occupancy levels, amenities, and service standards to identify opportunities for differentiation.
