Project Scope

Horwath HTL was engaged to examine the repositioning of 10 business class hotels owned by a Mexican Real Estate Investment Trust (REIT). The objective was to enhance the operational and financial performance of the portfolio while aligning the properties with evolving market trends and guest expectations.

The project began with a comprehensive analysis of the existing portfolio, focusing on each hotel’s market positioning, performance metrics, and competitive landscape. Key indicators such as occupancy rates, average daily rates (ADR), and revenue per available room (RevPAR) were assessed and benchmarked against regional and national competitors. This evaluation provided insights into the strengths and weaknesses of the current operational and branding strategies.

Market research played a critical role in the repositioning process. Trends in business travel, guest preferences, and regional economic activity were analysed to identify opportunities for differentiation. This included assessing demand for features such as flexible meeting spaces, enhanced digital connectivity, and sustainable practices that appeal to corporate and individual travellers alike.

Our team developed tailored repositioning strategies for each hotel, considering factors such as branding, service offerings, and pricing models. Recommendations included upgrading amenities, refining marketing strategies, and implementing operational improvements to elevate guest experiences and boost profitability. Synergies across the portfolio were also explored, identifying opportunities for cross-promotion and shared resources to maximise efficiency.

The final deliverable was a comprehensive report detailing actionable recommendations for repositioning the portfolio. This included financial projections to estimate the impact of proposed changes on revenue and return on investment (ROI), providing the REIT with a clear roadmap for implementation.

By combining strategic analysis with practical recommendations, Horwath HTL supported the Mexican REIT in optimising its portfolio of business class hotels, ensuring their long-term competitiveness and profitability in the dynamic hospitality market.
