Project Valuation for Proposed Hotel & Indoor Waterpark

Horwath HTL was mandated to undertake a market study with financial projections and real estate appraisal for a proposed resort hotel with indoor water-park to be annexed to an existing outdoor water-park and winter amusement park.

Project Scope

We were commissioned to conduct a detailed valuation for a proposed hotel and indoor waterpark development. The project aimed to combine high-quality accommodation with a family-friendly attraction, targeting both local and regional visitors. Our role was to assess the financial viability of the concept and provide a robust foundation for investor and stakeholder discussions.

The valuation process began with an in-depth market analysis, evaluating demand drivers such as regional tourism trends, family travel patterns, and competitive offerings. We also assessed potential synergies between the hotel and waterpark, including cross-utilisation of facilities and revenue streams, to optimise the development’s overall performance.

Our team conducted a comprehensive financial analysis, which included estimating construction and operational costs, forecasting revenue streams, and calculating return on investment (ROI). This involved scenario planning to account for variables such as seasonal fluctuations, economic conditions, and marketing effectiveness. We also benchmarked the proposed project against comparable developments to validate assumptions and ensure realistic projections.

Beyond the numbers, we evaluated the project’s strategic positioning, advising on pricing strategies, target demographics, and marketing opportunities. Sustainability considerations were also incorporated into the valuation to align with emerging trends in eco-friendly and socially responsible tourism.

The final deliverable was a detailed valuation report, supported by sensitivity analyses and key performance indicators (KPIs). This document served as a critical tool for the client, facilitating informed decision-making and providing a compelling case for potential investors.
