Ultra-Luxury Boutique Hotel Feasibility Study

Horwath HTL’s offices in Oman and Spain collaborated on a comprehensive Feasibility Study for an ultra-luxury boutique hotel.


Project scope

The Musandam peninsula in the extreme north of Oman offers some of the most breathtaking and spectacular scenery in the country. In the last glacial period, the sea level rose by almost one hundred meters and submerged a large number of wadis, thus
creating a landscape of fjords, which earned Musandam the title, ‘Norway of the Gulf’.

The project aimed to assess the feasibility of developing a Ultra-Luxury Resort for high-end travelers seeking unique, immersive experiences in an exclusive and extraordinary beachfront environment.

Our study began with an in-depth market analysis, focusing on the luxury hospitality sector in Oman and specifically in the Musandam area to identify the target audience and gauge demand for an ultra-luxury offering in this iconic destination. We assessed the proposal presented to our client from the operator considering all elements beginning with the facilities masterplan, a thorough evaluation of potential guest profiles, pricing strategies, and market positioning. We also analyzed Musandam’s tourism infrastructure, accessibility, and the competition from other Ultra-luxury properties in the region.

Furthermore, we projected the financial viability of the project by forecasting operating performance indicators such as average daily rate (ADR), occupancy, and revenue per available room (RevPAR) as well as the overall operational setup.

In addition to the financial and market analysis, we provided strategic recommendations for the design and concept of the hotel, ensuring it aligned with the ultra-luxury market’s expectations of exclusivity, privacy, and bespoke experiences. The result was a robust feasibility report, offering the client a clear roadmap for successfully entering and thriving in this high-end segment in Musandam.
