Poro/Valona – Review of Masterplan & Best-Use

Project Scope

Our team was engaged to review the masterplan and develop a best-use concept for a coastal development in the Poro/Valona region. The objective was to ensure the project maximised its potential while maintaining alignment with sustainable development principles and market demand.

The review began with a detailed analysis of the existing masterplan, focusing on its layout, functionality, and integration with the surrounding natural and urban environment. We assessed the viability of proposed uses, including residential, hospitality, and commercial components, considering factors such as regional demand, accessibility, and environmental impact. This stage included consultations with local stakeholders to understand their priorities and concerns, ensuring the project addressed both economic and community needs.

Our team then conducted market research to identify trends and opportunities that could enhance the project’s value proposition. Drawing from this analysis, we proposed adjustments to the masterplan to optimise land use and improve connectivity between different areas of the site. Key recommendations included the inclusion of eco-friendly accommodations, enhanced public spaces, and sustainable transport links to promote accessibility and reduce environmental impact.

The best-use concept focused on creating a balanced development that blended economic viability with environmental stewardship. This included strategies for integrating renewable energy sources, water management systems, and green building practices into the project. Additionally, we identified opportunities to highlight the cultural and natural heritage of the region, creating a unique identity that would attract both residents and visitors.

The final deliverable was a comprehensive report outlining the revised masterplan and best-use concept, accompanied by actionable recommendations for implementation. This approach ensured the development was positioned to achieve long-term success, balancing commercial objectives with sustainability and community engagement.
