Benchmark Study for Cap Cana Destination

Horwath HTL was tasked with appraising a total site area of approximately 29,735 acres (120 mill sqm) in the east of the Dominican Republic, including approximately 8.5 kilometers (5.28 miles) of seafront, with about 4 kilometers (2.5 miles) of beachfront, bordered to the East by the Caribbean Sea and to the North, West and South by undeveloped land.


Project Scope

Our team was commissioned to conduct a benchmark study for Cap Cana, a luxury resort and real estate destination, to evaluate its competitive position in the Caribbean market. The objective was to identify key strengths, areas for improvement, and opportunities to enhance its market offering and strategic positioning.

The study began with a comprehensive analysis of Cap Cana’s existing assets, including its luxury accommodations, real estate developments, marina, golf courses, and lifestyle amenities. This internal assessment was paired with an evaluation of guest experiences, branding efforts, and operational efficiency to provide a holistic understanding of the destination’s current performance.

We conducted a detailed comparative analysis against peer destinations within the Caribbean and other global luxury resort markets. This benchmarking process included a review of pricing structures, guest demographics, occupancy trends, and value propositions. Key metrics such as ADR (Average Daily Rate), RevPAR (Revenue per Available Room), and residential sales performance were scrutinised to ensure an accurate comparison.

Additionally, we analysed broader market trends in luxury travel, real estate investment, and experiential tourism. These insights were used to assess how Cap Cana’s offerings aligned with evolving consumer preferences and to highlight emerging opportunities for differentiation.

The final deliverable was a detailed report presenting our findings and recommendations. This included actionable strategies for enhancing Cap Cana’s brand positioning, improving operational efficiencies, and maximising revenue potential across its various business segments. Our insights provided the client with a roadmap for sustaining growth and reinforcing Cap Cana’s status as a premier destination in the region.
