Cabo Rojo Destination Phase I Market Study
The Cabo Rojo project is a privately and publicly funded destination development in Pedernales Province, advancing through four (4) phases over 11 years. Spanning approximately 38.6 million sqm (9,538 acres) of land owned by the Dominican State, the final phase will encompass 12,000 upscale hotel rooms, a golf course, villa lots, a new international airport, cruise port, and a variety of recreational and leisure activities, including a water park.
Project Scope
We were engaged to conduct a Phase I Market Study for a proposed destination development in Cabo Rojo. The project sought to assess the feasibility and market potential for a mixed-use destination that would include tourism, residential, and commercial components, leveraging the region’s natural beauty and cultural heritage.
Our work commenced with a detailed assessment of the local and regional market conditions. This included analysing tourism trends, demographic data, and economic drivers influencing demand in the area. We also reviewed existing and planned developments in Cabo Rojo and nearby regions to identify competitive benchmarks and market gaps.
A key focus of the study was evaluating the potential demand for various components of the destination, such as hotels, vacation rentals, residential units, retail spaces, and recreational amenities. Through qualitative and quantitative research, we examined factors such as visitor preferences, spending behaviours, and seasonality patterns. These insights informed our recommendations for the scale, positioning, and design of the proposed project.
The study also considered the broader strategic context, identifying potential partnerships, branding opportunities, and sustainable development practices to align with market expectations and stakeholder goals. This included recommendations for preserving Cabo Rojo’s unique cultural and environmental assets while maximising its appeal to target audiences.
The final deliverable was a comprehensive market study report outlining key findings and actionable recommendations. This included projections for demand, revenue potential, and development phasing to guide the project’s next steps. Our insights provided a solid foundation for decision-making, ensuring the project was both market-aligned and strategically positioned for long-term success.
