Hotel Performance Review

Horwath HTL was engaged by an infrastructure company that owns and asset manages an internationally branded and operated hotel to conduct an independent review of the property’s operational and financial performance.

The purpose of the engagement was to provide an objective assessment of the hotel’s performance relative to expectations for its market positioning and star rating.

This review aimed to support the client’s strategic decision-making by identifying strengths, weaknesses, and opportunities for improvement.

Project Scope

The review focused on key performance indicators, including occupancy, Average Daily Rate (ADR), Revenue per Available Room (RevPAR), departmental profitability, and cost efficiency.

A benchmarking analysis was conducted against comparable hotels in the region to evaluate market competitiveness. The methodology included a detailed review of financial reports, site visits to assess facilities and operations, competitor analysis, and a “Natural Revenue Generation Index” assessment to evaluate the hotel’s revenue performance relative to its competitive set.

Additionally, key operating ratios and metrics were compared against industry benchmarks to identify potential areas for optimisation.

The engagement provided the board of directors with valuable insights into the hotel’s relative performance within its competitive set and industry benchmarks.

The review highlighted operational strengths while identifying areas where further improvements could enhance revenue generation and profitability.

The findings delivered actionable recommendations, equipping the client with a clear understanding of the hotel’s market position and opportunities for strategic growth.
