Due Diligence for Thermal Resorts

Horwath HTL Italy provided the Client with an expert opinion on the business performances of 2 thermal resorts in Slovenia to support his evaluation process for new investments in the hospitality department.


Project Scope

Horwath HTL Italy was engaged to conduct a due diligence assessment of two thermal resorts in Slovenia, including Terme Čatež, to provide the client with an expert opinion on their business performance. The objective was to support the client’s evaluation process for potential investments in the hospitality sector, ensuring an informed decision based on the resorts’ operational and financial viability.

The due diligence began with a comprehensive review of the resorts’ operational performance. Key metrics such as occupancy rates, average daily rates (ADR), and revenue per available room (RevPAR) were analysed alongside other revenue streams, including spa services, F&B operations, and ancillary offerings. This provided a detailed understanding of the resorts’ income-generating capacity and market positioning.

Market conditions and competitive dynamics were evaluated to contextualise the resorts’ performance within Slovenia’s thermal tourism sector. The analysis focused on demand drivers such as wellness and health tourism trends, regional visitor demographics, and the appeal of thermal resorts as year-round destinations. This benchmarking exercise highlighted the resorts’ competitive advantages and areas for potential improvement.

Financial sustainability was assessed through a review of cost structures, profitability margins, and historical financial data. Capital expenditure (CapEx) needs were also evaluated, with a focus on maintenance and upgrades required to maintain competitiveness and enhance guest experiences.

The final deliverable was a detailed due diligence report, presenting the findings on operational efficiency, market positioning, and financial performance. The report also included strategic recommendations for optimising the resorts’ potential and mitigating risks, providing the client with a clear framework for their investment decision.
