Feasibility Study for Park Hyatt Seoul

Horwath HTL was commissioned to provide a feasibility study comprising of site analysis, competitive hotel market study, facilities recommendation and prospective financial analysis, followed by operator selection and contract negotiations.


Project Scope

Our consultancy was engaged to provide comprehensive services for the development of Park Hyatt Seoul, a luxury hotel located in the Gangnam district, a vibrant and upscale area of Seoul, South Korea. The objective was to establish a premier destination that seamlessly blends contemporary design with exceptional service, catering to both business and leisure travellers.

We began with an in-depth market analysis to assess the competitive landscape and identify target demographics. This involved evaluating local and international tourism trends, competitor offerings, and potential market gaps. The insights gained informed the development of a unique value proposition for the hotel.

Collaborating closely with the client and the renowned Japanese design firm Super Potato, we contributed to the design and layout of the hotel’s 184 guestrooms and suites. Emphasis was placed on incorporating natural materials such as Myanmar oak and stone, creating a minimalist yet luxurious ambiance. Floor-to-ceiling windows were installed to provide panoramic views of the cityscape, enhancing the guest experience.

Our team devised a comprehensive operational strategy encompassing service standards, staffing requirements, and training programmes. We focused on delivering exceptional guest experiences, with protocols established for personalised services and meticulous attention to detail.

In terms of amenities, we provided guidance on the development of the hotel’s dining venues, including The Lounge, which offers modern Korean cuisine, and The Timber House, a premium vinyl bar and Japanese restaurant. We also advised on the creation of leisure facilities such as the indoor infinity pool, fitness centre, and spa, aiming to enhance guest satisfaction and encourage longer stays.

To support the hotel’s market positioning, we formulated a targeted marketing and branding strategy. This included identifying key distribution channels, developing promotional campaigns, and establishing partnerships with local businesses to offer curated experiences that showcase the dynamic culture of Gangnam.

Throughout the project, we ensured that all developments adhered to sustainable practices and complied with local regulations. This approach not only minimised environmental impact but also resonated with the growing segment of eco-conscious travellers.

The successful completion of this project underscored our capability to deliver integrated consultancy services that align operational excellence with cultural authenticity, thereby enhancing the hotel’s appeal in a competitive market.
