Project scope

The Client is developing a ultra-luxury desert resort consisting of around 80 luxury tents, F&B outlets, a state-of-the-art Wellness & Spa and other facilities.

Horwath HTL was engaged to conduct a market and financial feasibility study and manage the operator search process for an ultra-luxury desert resort in the Middle East. This visionary project aimed to create a unique, high-end destination that would leverage the region’s stunning desert landscape and appeal to discerning global travelers seeking exclusivity and experiential luxury.

The engagement began with a comprehensive market feasibility study to assess the project’s potential within the ultra-luxury segment. This included an analysis of regional and international tourism trends, target market profiles, and competitive benchmarking. The study highlighted the growing demand for niche luxury experiences in the Middle East, driven by high-net-worth individuals and affluent travelers looking for unique, immersive stays in natural settings.

The financial feasibility study provided detailed projections of the resort’s economic performance, including revenue forecasts, operating costs, and return on investment. Factors such as anticipated Average Daily Rates (ADR), occupancy levels, and ancillary revenue streams (e.g., wellness services, dining, and exclusive activities) were carefully modeled to provide a clear picture of the resort’s financial viability. Sensitivity analyses were conducted to account for market fluctuations, ensuring a robust evaluation.

In parallel, Horwath HTL led the operator search process, identifying and engaging with globally recognized luxury hotel operators whose brand, expertise, and vision aligned with the project’s unique positioning. The selection process included evaluating each operator’s track record, operational capabilities, and ability to deliver an unparalleled guest experience in a remote desert environment.
