Lefay Resort & Spa Dolomites Feasibility Study
The Client intended to develop a coordinated series of hospitality initiatives, in a brand logic, adapting the model to the typicality of the mountain resort and the mix of products of the Complex.
Project Scope
Horwath HTL Italy was engaged to conduct a feasibility study for the Lefay Resort & SPA Dolomites, supporting the client’s vision to develop a coordinated series of hospitality initiatives under a cohesive brand strategy. The objective was to adapt the successful Lefay model to the unique characteristics of a mountain resort, ensuring alignment with the destination’s identity and the product mix of the complex.
The study began with an in-depth analysis of the Dolomites as a tourism destination, focusing on its appeal to high-end travellers seeking wellness, nature, and experiential luxury. Key demand drivers, such as seasonal tourism patterns, guest demographics, and market trends in alpine hospitality, were assessed to provide a solid foundation for the resort’s concept development.
A competitive benchmarking analysis was conducted to position the proposed resort against existing luxury properties in the region. Metrics such as average daily rates (ADR), occupancy trends, and guest preferences for wellness and outdoor activities were reviewed to identify opportunities for differentiation. The study emphasised the integration of Lefay’s wellness philosophy with the distinctiveness of the Dolomites, creating a unique offering that resonates with both the brand’s loyal clientele and new target markets.
Operational considerations included recommendations for adapting the Lefay model to a mountain setting. This involved tailoring wellness programmes, F&B offerings, and recreational activities to leverage the natural and cultural attributes of the Dolomites. The study also explored synergies within the Lefay brand, ensuring consistency while enhancing the resort’s appeal as a standalone destination.
Financial modelling formed a critical part of the feasibility study, projecting revenues, operating costs, and return on investment (ROI) for the proposed resort. Multiple scenarios were evaluated to account for market variability, seasonal factors, and operational challenges typical of mountain resorts.
The final deliverable was a comprehensive feasibility report, providing actionable recommendations, market insights, and financial projections. This report offered the client a clear roadmap for successfully adapting the Lefay brand to the Dolomites, ensuring the resort’s alignment with market demand and the long-term vision of the brand.
