Conceptualization of a Hotel and Residential Project at Palácio Sans Souci.
Our consultants were engaged to develop a hotel and residential concept for Palácio Sans Souci, a historic estate with the potential to be transformed into a high-end mixed-use development. The client sought to explore opportunities for integrating luxury hospitality with private residences while preserving the property’s architectural heritage and exclusivity.
The engagement began with a thorough assessment of the estate’s characteristics, analysing its historical significance, architectural value, and potential appeal to both hotel guests and residential buyers. We conducted a market study to evaluate demand for luxury accommodations and high-end residential offerings, benchmarking against comparable mixed-use developments in heritage properties. This included an analysis of pricing dynamics, buyer profiles, and occupancy trends within the premium segment.
A competitive analysis was undertaken to assess the positioning of luxury hotels and branded residences in the region, identifying key success factors and potential differentiators. We examined various development models, from fully integrated hospitality and residential components to standalone management structures, ensuring flexibility in approach while maintaining the estate’s exclusivity.
Financial projections were developed to assess revenue potential across both hotel and residential sales, factoring in operational costs, pricing strategies, and phased development scenarios. Our recommendations provided a strategic framework for the project, guiding design considerations, investment planning, and market positioning. By delivering a data-driven approach, we equipped the client with the insights needed to move forward with a commercially viable and historically respectful transformation of Palácio Sans Souci.
