Horwath HTL was engaged to conduct a feasibility study for a proposed lifestyle hotel in Tulum, Quintana Roo, Mexico. The study aimed to assess the market potential, operational requirements, and financial viability of the project, ensuring its alignment with Tulum’s growing reputation as a hub for eco-conscious and luxury travellers.
The study began with an in-depth analysis of Tulum’s hospitality market, focusing on the destination’s unique appeal as a bohemian-chic beach town with a strong emphasis on wellness, sustainability, and experiential travel. Key demand drivers, including its proximity to natural attractions, vibrant cultural scene, and appeal to international visitors, were examined to understand their impact on the proposed hotel’s potential.
A competitive analysis was conducted to benchmark the project against existing and planned lifestyle hotels in the region. Factors such as average daily rates (ADR), occupancy trends, guest profiles, and service offerings were evaluated to identify opportunities for differentiation. The study highlighted the potential for a hotel concept that blends modern design, wellness-focused amenities, and locally inspired experiences.
