Project Scope
Horwath HTL was contracted to conduct a feasibility study for a proposed mixed-use development in Puerto Vallarta, Jalisco, Mexico. The project aimed to evaluate the viability of integrating hospitality, residential, retail, and recreational components into a single development, ensuring alignment with market demand and the destination’s renowned appeal as a premier coastal city.
The study began with a detailed analysis of Puerto Vallarta’s market dynamics, including its status as a leading tourism destination and a growing hub for residential and investment properties. Key demand drivers, such as its vibrant cultural scene, stunning natural landscapes, and established infrastructure, were examined to understand their influence on the proposed development.
A comprehensive market evaluation was conducted for each component of the development. The hospitality segment was analysed in terms of hotel occupancy trends, average daily rates (ADR), and the competitive landscape, highlighting opportunities for differentiation within the upscale and luxury segments. Residential demand was assessed based on buyer profiles, investment trends, and preferences for coastal living. Retail and recreational facilities were evaluated for their potential to enhance the appeal and functionality of the development, attracting both visitors and residents.
Operational recommendations were tailored to optimise the synergies between the different components of the mixed-use development. Strategies for branding, design, and service offerings were developed to ensure that each element complemented the others, creating a cohesive and market-aligned project.
Financial modelling was a central aspect of the study, projecting revenues, costs, and returns on investment (ROI) for each component. Multiple scenarios were assessed to account for market fluctuations and ensure a robust financial outlook.
