Feasibility Study of 5* Resort & Branded Residences Portfolio

Horwath HTL was engaged to conduct a feasibility study for two proposed 5-star resort hotels and branded residences in Todos Santos, Baja California Sur, Mexico.

The objective was to assess the market potential, operational feasibility, and financial viability of the project, aligning with the region’s growing prominence as an upscale destination for luxury travel and residential investment.


Project Scope

Horwath HTL was engaged to conduct a feasibility study for two proposed 5-star resort hotels and branded residences in Todos Santos, Baja California Sur, Mexico. The objective was to assess the market potential, operational feasibility, and financial viability of the project, aligning with the region’s growing prominence as an upscale destination for luxury travel and residential investment.

The study commenced with a comprehensive analysis of Todos Santos, focusing on its appeal as a cultural and eco-tourism hotspot, known for its art galleries, pristine beaches, and proximity to natural attractions like the Sierra de la Laguna mountains. The analysis examined key demand drivers, including affluent international and domestic travellers seeking exclusive experiences and lifestyle-oriented real estate opportunities.

A competitive benchmarking exercise was conducted to evaluate the proposed resorts and residences against existing and planned luxury properties in the region. Metrics such as occupancy rates, average daily rates (ADR), and real estate pricing trends were scrutinised to identify market gaps and opportunities for differentiation. The study emphasised the potential for properties that integrate locally inspired design, wellness offerings, and eco-conscious practices.

Operational considerations included recommendations on the optimal configuration of rooms, branded residences, and amenities to cater to high-net-worth individuals and discerning travellers. The integration of experiential and wellness-focused services, as well as sustainable construction and operational practices, was highlighted to ensure alignment with market preferences and environmental stewardship.

Financial modelling was a core component of the study, projecting revenue streams from hospitality operations, branded residence sales, and ancillary services. The analysis accounted for development costs, operational efficiencies, and market risks, providing a robust financial outlook.

The final deliverable was a detailed feasibility report, including market insights, financial projections, and strategic recommendations for the development and operational execution of the project. The study provided the client with a clear roadmap for implementing the two resorts and branded residences, ensuring they meet market demand and deliver strong financial returns.
