The study began with an analysis of Colonia Roma, a neighbourhood renowned for its historic architecture, vibrant culinary scene, and growing popularity among both domestic and international travellers. The analysis focused on key demand drivers, including its reputation as a cultural and artistic hub, proximity to business districts, and its appeal as a destination for boutique and experiential travel.
A competitive benchmarking exercise was conducted to evaluate existing boutique hotels and similar properties in the neighbourhood. Metrics such as occupancy rates, average daily rates (ADR), and guest profiles were reviewed to identify market gaps and opportunities for differentiation. The study highlighted the potential for a boutique hotel concept that combines distinctive design, personalised service, and locally inspired guest experiences.
Operational recommendations were tailored to align with the preferences of Colonia Roma’s sophisticated clientele.
