Horwath HTL was engaged by Dusit International to conduct a comprehensive market and financial feasibility study for their proposed resort investment on Mudhdhoo Island in the Baa Atoll, Maldives, which would later become the Dusit Thani Maldives. The engagement aimed to provide a strategic framework for planning and executing a luxury resort that would align with Dusit International’s brand values while leveraging the unique appeal of its location.
The market study focused on evaluating the Maldives’ luxury resort sector, with a particular emphasis on the Baa Atoll, a UNESCO Biosphere Reserve known for its pristine marine ecosystems and appeal to high-end travellers. The analysis included an assessment of demand drivers such as international visitor trends, luxury travel preferences, and emerging markets. A competitive benchmarking exercise identified key trends, gaps in the market, and opportunities for differentiation to ensure the resort’s competitive positioning.
Horwath HTL conducted a detailed evaluation of Mudhdhoo Island’s suitability for a high-end resort, considering its accessibility, natural features, and potential to deliver a unique and immersive guest experience. Recommendations were made regarding room mix, overwater and beachfront villa configurations, dining concepts, spa and wellness facilities, and recreational activities, all tailored to meet the expectations of the luxury market.
