Asset Management Services 500-room Dual-branded Hotel
We provided ongoing asset management services to foster close working relationships between the Owner and Operator’s management teams, to maximize the performance of the asset in its initial year of operations, and to set up ongoing profitability of the subject property.
Project Scope
Horwath HTL was engaged to provide comprehensive asset management services for a newly opened 500-room dual-branded hotel. Our role focused on fostering collaboration between the Owner and the Operator’s management teams, optimising performance during the critical initial year of operations, and establishing a foundation for long-term profitability.
Our engagement began with the development of clear performance objectives and alignment between ownership and the operational team. This included defining key performance indicators (KPIs) such as occupancy rates, average daily rate (ADR), revenue per available room (RevPAR), and gross operating profit (GOP). Regular communication channels were established to ensure transparency and accountability in achieving these objectives.
We conducted detailed reviews of the property’s financial and operational performance, identifying opportunities for revenue growth and cost efficiencies. This involved analysing market conditions, guest segment performance, and pricing strategies to ensure alignment with demand trends and competitive positioning. Additionally, we worked closely with the operational team to optimise staffing, procurement, and other cost centres.
As part of our ongoing support, we provided strategic recommendations to enhance the dual-branded concept, ensuring that both brands were effectively positioned and marketed to their respective target audiences. Tailored action plans were implemented to maximise cross-brand synergies and capitalise on the property’s unique value proposition.
Regular performance reporting and forecasting enabled proactive decision-making, ensuring the property remained agile in response to market dynamics. By fostering a collaborative partnership between the Owner and Operator, we facilitated a smooth operational ramp-up and established a framework for sustained financial success.
