Imperia Marina Market Due Diligence
The Client asked Horwath HTL a market due diligence on 96 unsold berths and 277 appliances (caves bateaux, uncovered and covered parking spaces) according to the “current state of works” scenario and the “completion of all works of the marina” scenario.
Project Scope
Horwath HTL was engaged to perform a comprehensive market due diligence for Imperia Marina, focusing on 96 unsold berths and 277 associated facilities, including caves bateaux, and both uncovered and covered parking spaces. The study was conducted under two scenarios: the “current state of works” scenario and the “completion of all works of the marina” scenario. The aim was to provide stakeholders, including a consortium of banks, with detailed insights into the market potential and value of these assets.
The analysis began with a thorough evaluation of the marina’s current state, examining the quality of existing infrastructure and its appeal to potential buyers. Factors such as berth size, location along the docks, accessibility, and exposure to wind were critically assessed, as these elements influence desirability and pricing in the marina market. For the “completion of all works” scenario, the study projected the added value that fully completed amenities and improved infrastructure would bring to the unsold assets.
Horwath HTL conducted a benchmarking exercise, comparing the marina’s berths and facilities to those of similar developments in Italy and along the Mediterranean. This included an analysis of occupancy rates, pricing trends, and buyer preferences, ensuring the valuation reflected both local and regional market conditions. The team also reviewed operational aspects, such as maintenance costs and service offerings, which are crucial to determining long-term value.
The final deliverable was a detailed market due diligence report, providing actionable recommendations and valuation insights for the berths and associated facilities under both scenarios. The report supported stakeholders in making informed decisions about marketing strategies and pricing while addressing ongoing concerns related to the project’s development.
By delivering a robust and market-aligned analysis, Horwath HTL provided critical support to stakeholders, ensuring the Imperia Marina project was well-positioned for financial and operational success in a competitive marina market.
