Project Scope
Horwath HTL Italy was engaged by an international hospitality investor to conduct a feasibility study for a proposed Medical SPA Resort. The project aimed to assess the development opportunity, estimate a fair lease to be paid to the municipality, which owns the complex, and prepare a tourism development plan for presentation to the public administration.
The study began with an analysis of the property’s potential, focusing on its location, natural resources, and suitability for a medical spa concept. The property’s attributes, such as accessibility, proximity to demand generators, and potential for wellness-focused tourism, were thoroughly evaluated. This assessment provided the foundation for developing a concept that aligns with market trends and the unique characteristics of the site.
A market analysis was conducted to evaluate demand for medical and wellness tourism, examining demographic trends, competitive benchmarks, and guest preferences. The analysis highlighted growing interest in integrated health and wellness experiences, particularly in regions offering natural healing resources and luxury hospitality standards. This insight informed the recommended positioning and service offerings for the resort.
Operational considerations included recommendations for facility design, treatment programmes, and guest services tailored to medical spa guests. The concept also integrated sustainable practices, ensuring alignment with evolving industry standards and the expectations of eco-conscious travellers.
Financial modelling formed a core part of the study, projecting revenue streams, operating costs, and profitability. The model also estimated a fair lease value for the municipality, ensuring the proposal was financially viable for both the investor and the public owner. Sensitivity analyses were conducted to account for variables such as market demand fluctuations and operational risks.
The tourism development plan was designed to showcase the project’s potential to the public administration, emphasising its economic, social, and environmental benefits. The plan included strategies for community engagement, sustainable tourism practices, and long-term value creation.
The final deliverable was a comprehensive feasibility report, providing actionable recommendations, financial projections, and a detailed development plan. By delivering a thorough and strategic analysis, Horwath HTL Italy enabled the client to present a compelling case to the municipality, securing the foundation for a successful Medical SPA Resort development.
