The 2021 edition of the "Poland Hotels & Chains Report" provides an insightful analysis of the Polish hotel market, emphasizing the resilience and growth of branded hotels despite the challenges posed by the COVID-19 pandemic.

This report highlights the key trends, market dynamics, and the performance of both domestic and international hotel chains in Poland.

Key Findings 

Market Growth and Chain Penetration: 

  • The number of chain hotels in Poland increased significantly, with a total of 464 chain hotels and 63,971 rooms by 2020. This represents a chain hotel penetration of 18.6% by the number of hotels and 47.0% by room count. 
  • The average size of chain hotels remained consistent at around 138 rooms per hotel, reflecting a balanced growth across different market segments. 

Top Hotel Chains: 

  • Accor: Dominates the market with 84 hotels and 13,703 rooms, making it the largest hotel chain in Poland.
  • Polski Holding Hotelowy (PHH): The largest domestic chain with 26 hotels and 2,952 rooms.
  • Hilton Worldwide: The second-largest international chain in Poland, operating 24 hotels with 4,028 rooms. 

Business Models: 

  • Lease agreements and ownership are the predominant business models, accounting for 41% and 34% of the chain hotels, respectively. The franchise model makes up 19%, while management contracts account for 5%. 
  • The shift towards variable rents over fixed-rate leases is expected to continue due to the impact of COVID-19, as operators seek more flexible financial arrangements. 

Geographical Distribution: 

  • Major cities such as Warsaw, Cracow, and TriCity (Gdansk, Gdynia, Sopot) lead in terms of chain hotel presence. 
  • Warsaw: The capital city has the highest number of chain hotels (74) and rooms (15,797), reflecting its status as Poland’s primary business and tourism hub.
  • Cracow: Known for its cultural heritage, Cracow ranks second with 60 chain hotels and 7,481 rooms.

Pipeline and Future Developments: 

  • Significant hotel development is expected in Warsaw, with 14 new hotels adding 2,775 rooms to the market by 2023. 
  • Other key cities like Cracow, TriCity, and Wrocław also have robust pipelines, with new projects that will further increase their hotel room supply. 

The Polish hotel market has demonstrated robust growth, with increasing penetration by both domestic and international hotel chains. Despite the challenges of the pandemic, the industry shows strong resilience and continues to attract investment. The shift towards more flexible business models and the ongoing development pipeline indicate a promising future for the hospitality sector in Poland.
