New Zealand Hotel Performance Focus March 2025
Mixed Results Ending Summer Season
During March, New Zealand hotels' RevPAR declined by 5.5%, with Auckland and Wellington experiencing double-digit declines. Queenstown recorded another strong month.
In addition to our usual market insights, we have expanded this month's analysis to explore how supply growth and shifting consumer preferences have impacted Auckland hotels across the 3-star to 5-star segments.
The March 2025 edition of our New Zealand Hotel Performance Focus highlights a mixed end to the summer season.
National RevPAR declined by 5.5%, driven by weaker results in Auckland, Wellington, and Central North Island, while Queenstown and Nelson/Marlborough outperformed with strong gains.
Despite a modest Q1 increase in international arrivals, key challenges remain—particularly in Auckland and Wellington—due to supply growth and shifting demand. Meanwhile, Queenstown continues to lead with double-digit RevPAR growth. As the industry transitions to shoulder season, key drivers will include air connectivity, international marketing, and evolving travel trends from major inbound markets.
