Planning and Financial Feasibility Study for Regent Canggu

Our office was commissioned by a leading hospitality developer, to conduct a comprehensive planning and financial feasibility study for the proposed Regent Hotel in Canggu, Bali. The primary objective was to evaluate the viability of establishing a luxury hotel that aligns with the Regent brand's standards while meeting market demand and delivering sustainable returns on investment.


Project Scope

Our office was commissioned by a leading hospitality developer, to conduct a comprehensive planning and financial feasibility study for the proposed Regent Hotel in Canggu, Bali. The primary objective was to evaluate the viability of establishing a luxury hotel that aligns with the Regent brand’s standards while meeting market demand and delivering sustainable returns on investment.

The project began with an in-depth market analysis focusing on the hospitality landscape of Bali, particularly the Canggu region. We assessed tourism trends, visitor demographics, seasonal fluctuations, and the competitive positioning of existing luxury accommodations. This analysis identified market gaps and opportunities for differentiation, informing the strategic positioning of the proposed hotel.

A thorough site analysis was conducted to evaluate the suitability of the proposed location. This included assessing accessibility, environmental considerations, zoning regulations, and potential for future development. Environmental impact assessments ensured compliance with local regulations and adherence to sustainability best practices.

Our team developed a conceptual design plan that embodied the Regent brand’s luxury ethos while incorporating Balinese architectural elements. The design detailed spatial planning for guest rooms, suites, dining venues, spa facilities, meeting spaces, and recreational areas. Emphasis was placed on enhancing the guest experience by leveraging Canggu’s natural landscapes and cultural heritage.

The financial feasibility study involved constructing detailed financial models projecting revenues, operating costs, capital expenditures, and cash flows over a ten-year horizon. Key financial metrics such as Net Present Value (NPV), Internal Rate of Return (IRR), and payback period were calculated to assess profitability. Sensitivity analyses were performed to evaluate the impact of variables like occupancy rates, average daily rates, and operating expenses on financial outcomes.

We explored various funding options and identified potential investment incentives, including tax benefits and grants from local authorities. A risk assessment was conducted to identify potential challenges such as market volatility, regulatory changes, and construction risks, along with corresponding mitigation strategies.

Finally, we compiled a comprehensive report presenting our findings and recommendations. The report provided the client with a clear understanding of the project’s viability, strategic advantages, and financial prospects.
