Taqah Mixed-Use Development Feasibility Study
This proposed mixed-use development comprises a complete range of business models: a luxury hotel; branded residences; private villas; tourist apartments; and large retail, F&B and entertainment facilities.
Project Scope
Horwath HTL was engaged to conduct a feasibility study for the Taqah mixed-use development, located near Salalah, a growing tourist destination in Oman known for its unique blend of cultural heritage and diverse landscapes, from desert and mountains to sub-tropical beaches.
The proposed mixed-use development includes a luxury hotel, branded residences, private villas, tourist apartments, and extensive retail, food and beverage (F&B), and entertainment facilities. Our feasibility study focused on assessing the viability of each component within the broader context of Salalah’s tourism and real estate market.
For the luxury hotel and branded residences, we analyzed the local and regional market demand for high-end accommodations, considering Salalah’s growing appeal as a tourist destination and the competitive landscape. This analysis included forecasting key performance indicators such as occupancy rates, average daily rates (ADR), and revenue per available room (RevPAR) for the hotel, and sales potential for the branded residences.
For the private villas and tourist apartments, we reviewed the demand drivers, including both short-term vacation rentals and long-term residential markets. Our study also examined the retail, F&B, and entertainment segments, evaluating the potential for these facilities to attract both tourists and local residents, thus enhancing the overall appeal and profitability of the development.
The feasibility study provided a detailed financial analysis, projecting investment returns and identifying potential risks and opportunities. Our findings helped the client understand the market potential and guided strategic decisions for the development, ensuring alignment with the evolving tourism landscape in Salalah.
