Feasibility Study for Mixed-Use Cancun Development
Horwath HTL was retained on a Feasibility Study mixed use development in Cancun, Quintana Roo, Mexico.
Project Scope
Horwath HTL was engaged to conduct a feasibility study for a proposed mixed-use development in Cancun, Quintana Roo, Mexico. The project sought to evaluate the viability of integrating multiple components, including hospitality, residential, retail, and entertainment facilities, into a cohesive and market-responsive development.
The study commenced with an in-depth analysis of Cancun’s market dynamics, focusing on its established reputation as a premier tourism destination and its growing demand for diverse real estate and hospitality offerings. The study examined key demand drivers such as international and domestic tourism, business travel, and the increasing interest in mixed-use developments that cater to both visitors and residents.
A comprehensive market analysis was conducted to evaluate each component of the proposed development. For the hospitality segment, factors such as visitor trends, average daily rates (ADR), occupancy rates, and competitive positioning were analysed. The residential and retail components were assessed based on regional demographic trends, spending patterns, and consumer preferences, while the entertainment facilities were reviewed for their potential to attract both local and tourist audiences.
Operational considerations were carefully examined to ensure that the mixed-use concept would function efficiently and appeal to its target markets. Recommendations included strategies for integrating sustainable practices, optimising space utilisation, and creating synergies between the various components to maximise overall profitability.
Financial modelling played a key role in the feasibility study, projecting revenues, operating costs, and returns on investment (ROI) for each segment of the development. Multiple scenarios were evaluated to provide a robust and realistic financial outlook, addressing potential risks and opportunities.
The final deliverable was a comprehensive feasibility report, presenting actionable recommendations and a strategic roadmap for the project. By aligning the proposed development with market demand and operational best practices, the report ensured the client had a clear pathway to achieving both commercial success and long-term value.
With this data-driven and strategic approach, Horwath HTL supported the client in laying the groundwork for a transformative mixed-use project in Cancun, reinforcing its position as a leading destination for investment and innovation.
