Hotel chains in Germany continue to expand their portfolio in 2022. As a result, the number of rooms in hotel chains is growing to an all-time high of 334,562 rooms, an increase of 5.5 percent compared to 2018.

Strong market penetration is particularly evident in major cities such as Berlin, Frankfurt, Munich, and Hamburg.

With 584 hotels across all segments and 115,123 rooms, these metropolitan areas command one-third of the total room capacity in the hotel market.

Market Overview 

  • Hotel Chains vs. Independent Hotels: 
  • Hotel chains continue to expand their footprint in Germany, now representing 40.2% of the total room supply, up from 38.3% in 2018. Despite this growth, independent hotels still dominate the market, accounting for 60% of all rooms. 
  • The total number of chain hotels in Germany reached 2,241 in 2022, a slight increase from 2,217 in 2018, marking a 1.1% growth. These hotels provide a total of 334,562 rooms.

Leading Hotel Chains and Brands 

Accor: 

  • Remains the market leader with 362 hotels and 50,147 rooms. 
  • Accor’s portfolio includes a wide range of brands across different market segments, with a strong focus on lifestyle brands through its joint venture with Ennismore. 

BWH Hotel Group: 

  • Operates 184 hotels with 20,302 rooms, making it one of the top players in the German market. 

Marriott International: 

  • Manages 78 hotels with 18,215 rooms, focusing on upscale and luxury segments. 

Motel One: 

  • A leading domestic chain with 56 hotels and 16,294 rooms, known for its budget-friendly and stylish offerings. 

B&B Hotels: 

  • Recorded significant growth with 151 hotels and 15,953 rooms, reflecting a 52.6% increase in room count since 2018. 

 Regional Focus: Key Cities 

  • Berlin: 
  • The largest market with 202 chain hotels and 42,084 rooms, highlighting its status as a key destination for both business and leisure travelers. 
  • Frankfurt: 
  • A major financial hub with 122 chain hotels and 25,890 rooms, showcasing a strong presence of midscale and upscale brands. 
  • Munich: 
  • Home to 122 chain hotels with 23,899 rooms, reflecting its importance as a tourist and business destination. 
  • Hamburg: 
  • Offers 138 chain hotels with 23,250 rooms, emphasizing its role as a significant port city and cultural center. 

Pipeline Projects 

  • Berlin: Leading the development pipeline with 18 new hotels and 4,680 rooms. 
  • Hamburg: Following with 17 hotels and 4,360 rooms in the pipeline. 
  • Munich: Continues to grow with 15 projects and 3,256 rooms under development. 

The German hotel market remains robust, with chain hotels continuing to gain market share, particularly in major urban centers. The growth in the number of rooms and the expansion of international brands underline Germany’s status as a key market in the European hospitality sector. As new developments come online, the industry is poised for further expansion, especially in cities like Berlin, Hamburg, and Munich.
