Selection of operator for Caparo Hotels
Horwath HTL UK was appointed by Caparo Hotels to advise on the selection and appointment of a third-party operator for the Osborne Hotel, a long-held family-owned property in Torbay, Devon.
The asset comprises a Grade II listed building overlooking Meadfoot Bay, operating as a full-service hotel predominantly servicing a mix of leisure and event demand. This engagement formed part of our broader, long-term advisory relationship with the client.
Project Scope
In early 2025, Caparo took the decision on Horwath HTL’s advice to transition the asset to third-party management, with the aim of strengthening operational performance while maintaining trading continuity ahead of the critical summer season. The process had to move quickly but deliver a robust outcome, balancing urgency with careful commercial judgement.
Horwath HTL worked closely with Caparo to shape and manage the process. The team supported the development of a clear brief, identified suitable candidates, and coordinated a selective process to ensure operators responded on comparable and commercially relevant terms. Our evaluation focused on transition experience and readiness, financial transparency, and the appointment of a locally experienced management team, factors that were critical given the time-sensitive nature of the handover. Throughout the process, we maintained alignment with the client’s longer-term strategy for the hotel and provided hands-on support through to operator appointment and mobilisation.
