Horwath HTL was engaged to oversee the complete development of Hotel Carmenna, a pioneering project under Switzerland’s new Second Homes Act. The project featured a unique concept combining cold second homes and managed apartments with a hotel component, creating a cohesive and innovative hospitality offering. Horwath HTL provided support across all phases of development, from feasibility analysis to operator search, planning and construction, opening, and asset management, with the project’s lifecycle concluding in a planned sale within 1–2 years of operation.
The feasibility study began with an in-depth market analysis, focusing on the implications of the Second Homes Act and the potential demand for a hybrid product combining private ownership and managed hospitality. Detailed recommendations addressed the optimal mix of units, amenities, and services to balance market appeal and operational efficiency while aligning with regulatory requirements. Financial projections and risk assessments provided a clear framework for evaluating the project’s long-term viability.
Horwath HTL conducted an operator search, identifying potential partners capable of managing the unique mixed-use model. After a rigorous evaluation process, negotiations secured an operator whose expertise aligned with the vision of Hotel Carmenna, ensuring seamless integration of operations across the hotel and managed apartments.
During the planning and construction phases, Horwath HTL provided continuous support, advising on design, regulatory compliance, and operational considerations. This ensured the project met brand and market expectations while adhering to the Second Homes Act. The opening phase was closely managed, including pre-opening activities and strategic planning to position the property competitively.
Following the opening, Horwath HTL provided asset management services to optimise performance, monitor key financial metrics, and prepare the property for its planned sale. The project’s strategic development and management were designed to maximise value, ensuring a successful conclusion upon sale.
