We were engaged to perform a market analysis and feasibility study for a proposed four-star hotel development in Warsaw. The project aimed to evaluate the city’s hospitality market, assess demand potential, and determine the viability of the planned investment.

Our work commenced with an in-depth analysis of Warsaw’s tourism and business sectors, which are primary drivers of demand for hotel accommodation. We examined visitor demographics, the split between leisure and corporate travellers, and trends in overnight stays. Special focus was placed on Warsaw’s position as a leading business hub in Central Europe and a growing cultural and leisure destination.

To understand the competitive landscape, we conducted a benchmarking study of existing four-star hotels and those in the pipeline. This involved evaluating competitors’ pricing structures, service levels, amenities, and brand positioning. The analysis highlighted market gaps and opportunities for the proposed hotel to distinguish itself.

The site analysis considered accessibility, visibility, and proximity to key demand generators such as business districts, transport hubs, and cultural landmarks. Additionally, the city’s infrastructure and future development plans were assessed to ensure alignment with growth trajectories.

The feasibility study incorporated financial modelling to project revenues, operating expenses, and potential returns on investment. Multiple scenarios were considered to account for fluctuations in market demand and economic conditions. We also identified risks and provided mitigation strategies to enhance the project's resilience.

The final report delivered a comprehensive evaluation of the project’s market potential and practical recommendations to maximise its success. Our findings guided the client on optimal positioning, pricing strategies, and service offerings, ensuring the development was tailored to meet market needs and achieve long-term profitability.
