Project Scope
Horwath HTL was engaged to provide an independent evaluation of a client’s feasibility study and the resulting product concept for a proposed development in Belgrade. This assignment aimed to critically review the study’s assumptions, methodology, and conclusions to ensure the proposed concept was aligned with market realities and positioned for long-term success.
Our work began with a thorough examination of the client’s existing feasibility study, including its market analysis, demand forecasts, financial projections, and competitive benchmarking. Particular attention was paid to the assumptions underpinning the study, such as target market demographics, anticipated performance metrics, and projected revenue streams. We assessed these factors against Belgrade’s current hospitality and real estate market trends to verify their validity and identify any gaps or opportunities.
In reviewing the product concept, we evaluated its design, positioning, and operational strategy to ensure it addressed market demand effectively. This included analysing proposed amenities, room configurations, and guest experience elements to determine their alignment with target customer expectations and competitive differentiation within Belgrade’s hospitality landscape.
Our evaluation also incorporated sensitivity analyses to test the feasibility study’s resilience under varying market conditions. This provided a clearer understanding of potential risks and areas requiring refinement or adjustment.
Based on our findings, we delivered actionable recommendations to enhance the feasibility study and optimise the product concept. These recommendations included refining the market positioning, adjusting operational assumptions, and incorporating strategies to address identified risks and maximise opportunities.
This engagement provided the client with a robust and validated foundation for moving forward with their project, ensuring confidence in its feasibility and strategic alignment with Belgrade’s evolving market dynamics.
