Project Scope

We were commissioned to conduct a market analysis and feasibility study for a proposed four-star hotel in Gdańsk, focusing on assessing market potential, competitive dynamics, and the viability of the development. The project aimed to provide a comprehensive evaluation of the hotel’s prospects, ensuring alignment with local demand and market conditions.

Our analysis began with a detailed examination of the Gdańsk tourism market. We assessed visitor demographics, growth trends, and seasonal fluctuations, identifying key drivers such as the city’s historical appeal, cultural offerings, and its role as a hub for leisure and business travellers. This formed the foundation for understanding the demand for upscale accommodation in the region.

A critical component of the study was the competitive analysis, which benchmarked the proposed hotel against existing and planned four-star properties. This involved evaluating competitors’ pricing, service standards, brand positioning, and market share to determine opportunities for differentiation. Particular attention was given to the quality and range of amenities expected by target market segments.

We also conducted a location analysis, examining the site’s accessibility, visibility, and connectivity to local attractions, transport links, and business districts. This was paired with a review of urban development plans and regulatory considerations to ensure the project’s strategic fit within the city’s broader growth context.

The feasibility study included detailed financial projections, analysing expected revenue, operational costs, and return on investment under varying scenarios. We assessed risks and proposed mitigation strategies, ensuring a balanced perspective on the project’s potential.

Our final deliverable provided the client with actionable recommendations, including optimal market positioning, pricing strategies, and facility design considerations.
