A study to assess the plausibility of a possible lease for two restaurants in listed buildings in the old town of Koblenz on Florinsmarkt
Project Scope
Horwath HTL conducted a brief feasibility study to assess the plausibility of leasing two restaurant spaces located in listed buildings on Florinsmarkt in the historic old town of Koblenz. This study focused on evaluating the financial and operational viability of the proposed lease arrangement while considering the unique challenges and opportunities associated with operating within protected historical buildings.
The study began with a market analysis of the Koblenz old town area, examining foot traffic, tourism patterns, and the competitive landscape of dining establishments in the vicinity. This included an assessment of demand drivers such as cultural and historical tourism, local events, and the overall dining preferences of residents and visitors.
We evaluated the constraints and opportunities presented by the listed status of the buildings, including any regulatory or structural limitations that might impact restaurant operations. This analysis factored in renovation and compliance costs necessary to adapt the spaces for modern restaurant use while preserving their historical integrity.
A financial assessment was conducted to project potential revenues and operating costs for the restaurants, incorporating factors such as location appeal, estimated occupancy rates, and average spend per customer. Lease terms were analysed to determine whether the financial model would be sustainable and attractive for potential operators.
Our findings provided the client with a clear understanding of the feasibility of leasing the properties, highlighting risks and opportunities. Recommendations included strategies for positioning the restaurants to appeal to both tourists and locals, along with guidance on negotiating lease terms that align with the unique challenges of the location.
This feasibility study offered the client actionable insights to make an informed decision regarding the potential lease, ensuring that the project aligns with market realities and operational viability.
