Horwath HTL conducted a feasibility study to evaluate the potential for a hotel development on the site of the former Steinpass in Austria. This project aimed to assess the viability of establishing a hospitality offering in this location, considering its historical significance, geographic positioning, and market potential.

The study began with a detailed analysis of the site, focusing on its unique attributes, accessibility, and proximity to demand generators such as natural attractions, cultural sites, and transportation networks. The historic nature of the “Steinpass” road was considered as a potential differentiator, offering opportunities to incorporate storytelling and local heritage into the hotel’s concept.

A thorough market analysis was conducted to evaluate the demand for hospitality services in the region. This included reviewing tourism trends, analysing competitor performance, and identifying target guest segments, such as leisure travellers, outdoor enthusiasts, and cultural tourists. The study also examined seasonality and its impact on occupancy and revenue potential.

The proposed hotel concept was assessed for its alignment with market needs, including considerations for room mix, amenities, and potential service offerings. Financial projections were developed to estimate construction costs, operational expenses, and revenue streams, ensuring a comprehensive understanding of the project’s financial feasibility.
