Horwath HTL was engaged to conduct comprehensive valuation assessments for properties located in Wels, Steyr, and Sattledt in Austria, as well as Greifswald and Schwerin in Germany.

Wels, Steyr, and Sattledt (Austria):
We began by conducting thorough market analyses for each location, examining recent transaction data, supply and demand dynamics, and economic indicators influencing property values. In Sattledt, for example, we noted that the average price for building land was approximately €123 per square metre, reflecting the area’s development potential.
Property inspections were carried out to assess the condition, size, and unique features of each asset. We also considered infrastructural developments, such as the expansion of green energy production facilities in Sattledt, which could enhance property values due to increased economic activity and improved amenities.
Greifswald and Schwerin (Germany):
For the German properties, we analysed regional market trends, including the strong demand for new-builds in cities like Greifswald and Schwerin. In Greifswald, new-build property prices averaged around €2,550 per square metre, indicating a robust market. We also evaluated factors such as local economic initiatives and infrastructural projects that could impact property values.
Each valuation incorporated a comprehensive analysis of comparable sales, income potential, and cost considerations. Our final reports provided detailed insights into the current market value of each property, along with recommendations for enhancing value and strategies for potential divestment or development.
