Project Scope
Horwath HTL was engaged to provide a valuation of a Presidential Villa and litigation support in a legal dispute concerning its value and associated operational performance. The assignment involved delivering a precise valuation aligned with market realities and offering expert input to support the client’s case during the litigation process.
The project began with a detailed analysis of the Presidential Villa’s features, including its location, architectural design, amenities, and unique selling points. As a high-end hospitality asset, the villa’s exclusivity, service standards, and appeal to ultra-luxury clientele were key considerations in the valuation process.
A comprehensive market analysis was conducted, benchmarking the villa against comparable properties within the region and internationally. This included an evaluation of occupancy rates, average daily rates (ADR), and revenue per available room (RevPAR) for similar luxury accommodations. The market study also considered broader trends in the luxury travel segment, including shifts in demand for exclusive and private experiences.
The valuation methodology incorporated income, market, and cost approaches to ensure a well-rounded assessment. Scenarios were developed to account for different market conditions and operational efficiencies.
As part of the litigation support, Horwath HTL provided expert witness services, preparing reports and testimony to substantiate the valuation and address points raised by opposing parties. This involved presenting data-driven insights and defending the methodologies used to arrive at the valuation.
