Project Scope

Our team was retained to perform a market analysis as part of the buyer due diligence process for a client considering the acquisition of a hospitality asset. The client required a comprehensive assessment of market conditions, competitive positioning, and demand drivers to ensure the investment aligned with their strategic objectives.

The project began with an evaluation of the asset’s location, examining factors such as accessibility, local demand generators, and regional economic trends. We conducted a detailed review of the hospitality market within the target area, analysing historical performance data, occupancy rates, average daily rates (ADR), and revenue per available room (RevPAR). This allowed us to benchmark the asset’s performance against comparable properties in the region.

In addition to quantitative metrics, we assessed qualitative factors influencing the market, including customer preferences, emerging trends, and potential threats such as new supply or economic volatility. We also evaluated the competitive landscape, identifying key players and their market strategies to determine the asset’s positioning and potential differentiation opportunities.

Our analysis extended to broader industry trends and their implications for the asset, such as shifts in travel patterns, technological advancements, and sustainability requirements. The findings were synthesised into a detailed report, providing the client with a clear understanding of the market dynamics and the asset’s potential to meet projected financial and operational goals.
