Horwath HTL was engaged to prepare a Market and Feasibility Study for a Ritz-Carlton resort on a historically significant site where Sir Stamford Raffles convalesced before his landmark posting to Singapore. The project aimed to develop a luxury property that would not only set a new benchmark for high-end hospitality but also celebrate the rich heritage of the location, blending history with world-class service and facilities.

The study commenced with a detailed market analysis to assess demand for luxury accommodation in the region, considering both the site’s historical significance and its appeal to modern luxury travellers. Key factors such as accessibility, proximity to major tourist attractions, and existing and anticipated infrastructure developments were carefully evaluated. Competitive benchmarking was conducted against comparable luxury properties in the region, providing insights into positioning, target markets, and pricing strategies.

The feasibility analysis focused on identifying the potential of the Ritz-Carlton brand to leverage the site’s historical and cultural narrative, creating a unique value proposition. Revenue projections, development costs, and profitability estimates were meticulously calculated, factoring in the operational standards and premium positioning synonymous with Ritz-Carlton properties.

Additionally, Horwath HTL assessed the potential to integrate the site’s historical elements into the resort’s design and guest experience, ensuring a seamless blend of luxury and authenticity. This included recommendations for curated cultural experiences, heritage-themed events, and partnerships with local communities to enhance the property’s appeal to discerning travellers seeking meaningful and memorable stays.
