Masterplanning for 3 resorts on private island

Project Scope

Horwath HTL was engaged to conduct a Feasibility Study and Masterplanning for three resort properties on a private island. This project aimed to create a cohesive development plan that maximised the island’s potential as a premier luxury destination while balancing environmental sustainability and operational efficiency.

The feasibility study began with a comprehensive market analysis, identifying demand trends in high-end leisure travel and benchmarking competitive luxury island destinations. We assessed the potential market positioning for each resort, factoring in guest preferences for exclusivity, eco-tourism, and bespoke experiences. The study also evaluated regional and international accessibility, along with the implications of operating in a secluded location.

Based on the findings, we developed a masterplan that integrated the three resorts into a unified yet distinct offering. The design ensured each property catered to a specific target audience—ranging from ultra-luxury travellers to families and wellness-focused guests—while maintaining the island’s natural beauty and ecosystem integrity. Emphasis was placed on creating seamless synergies between the resorts through shared infrastructure, logistics, and service models.

Sustainability was a core element of the masterplan, incorporating renewable energy solutions, water conservation systems, and waste management practices to minimise environmental impact. The layout prioritised low-density development, with careful consideration given to preserving key ecological features such as coral reefs, mangroves, and wildlife habitats.

The final deliverables included detailed financial projections, investment estimates, and phased development timelines to guide implementation. Our strategic recommendations equipped the client with a clear roadmap for creating a world-class island destination, tailored to attract discerning global travellers while delivering long-term value.
