Horwath HTL was engaged to deliver a comprehensive Market and Financial Feasibility Study, as well as an operator search and management contract negotiation for a luxury hotel on the top floors of Tower 118 in Kuala Lumpur, the soon-to-be-opened Park Hyatt KL. This prestigious project aimed to establish an iconic ultra-luxury property in one of the city’s most significant architectural landmarks.

The Market and Financial Feasibility Study began with an in-depth analysis of Kuala Lumpur’s luxury hospitality landscape, focusing on the growing demand for high-end accommodation in the capital. We evaluated key demand drivers, including the city’s appeal as a regional financial hub, its burgeoning luxury tourism sector, and the strategic location of Tower 118. Financial modelling was a critical component of the study, encompassing revenue projections, operational costs, and expected profitability. Scenarios were developed to assess the financial viability of the project under various market conditions, providing the client with a detailed risk and return analysis.
